02HRERA registrationSearch the number on haryanarera.gov.in. Compare the developer's name, area and completion date with what you are told.Empire Valley: HRERA-PKL-ROH-804-2025
03Approved layout planAsk for the sanctioned layout and find your plot number on it — roads, parks and shops included.
04Walk the groundOn site, match the roads, parks and your plot to the layout. Note what is already built.
05Land ownershipAsk for the title and ownership documents and have a lawyer check them before you pay.
06Payment schedule in writingEvery instalment, what triggers it and how much — written into the allotment letter.
07Every charge listedAsk whether PLC (corner or park-facing), EDC/IDC, club, maintenance and IFMS are included or extra.
08Policy terms in the agreementFor DDJAY colonies, the allotment letter and agreement must include the policy's parameters. Ask to see them.
09Possession and registryAsk when possession and the conveyance deed are expected, and compare with the HRERA completion date.

Red flags

No licence or RERA number on the advert or brochure
Pressure to pay a token before you have seen any documents
Cash-only payments, or receipts without the developer's name
A layout that doesn't match the ground

Questions people ask

How do I check HRERA registration?

Open haryanarera.gov.in, search the registered projects for the RERA number, and compare the filing with the developer's claims.

What are EDC and IDC?

External and Internal Development Charges: fees paid to the government for infrastructure. Ask whether they are included in the plot price or charged separately.

Do I need a lawyer?

For the title and ownership check, yes — it is the one step you should not do alone.
